Here's what that means practically. Every figure in your report cites its source and its date, so you or your broker can check it. I never estimate what a specific home is worth, never forecast where prices are going, and never touch anything that brushes up against Fair Housing. Those are your calls to make with your licence, not mine.

Where does the data come from?

Listing figures — asking prices, inventory, new listings, days on market, price cuts — come from Realtor.com® Economic Research's public data library. Closed-sale figures come from Redfin's Data Center. Mortgage rates come from Freddie Mac's weekly survey via FRED. Each report cites all three. I don't use MLS data.

How current is it?

Listing data for a month is published in the first days of the next month, and your report follows within three business days. Redfin's closed-sale data lags further, so I label it with its own month rather than passing it off as current.

Can you do my ZIP code or neighborhood?

Metro and county work everywhere. City and ZIP-level figures exist for most areas but come from smaller samples and rolling windows. I'll tell you before you subscribe whether your market has enough data to be worth sending.

Will this pass my broker's advertising rules?

Your licence number, brokerage name and any disclaimer text you give me go on every report, and I stay away from valuations, forecasts and anything Fair Housing–adjacent. You're still responsible for your own advertising compliance — most agents run the first one past their broker, which I'd encourage.

Can I change the wording?

Yes. Reply with edits and I'll apply them to your template from then on. The call-out box near the bottom of page one is yours to write however you like.

What if I hate it?

Don't subscribe. The first report is free precisely so you can find out before paying. If you subscribe and change your mind, email me and I'll cancel it — no form, no retention script.
